I've a quote for removing a load bearing wall.
It's an old 3br brick veneer on piers, cut roof with concrete tiles, with a 5.5m wall to be removed.
The piers have been reinforced inline with the engineering.
The engineering is for a double LVL to go up into the roof with the existing beams cut and put on hangers, and the uprights (can't remember the name!) in the roof put onto the LVLs.
My understanding - agreed by quote - is to acrow the ceiling and key uprights. Pull down the wall. Put up the LVLs (3 people for each). Put in new uprights.
Ceilings are already down and there's clear access.
Now the quote has come in for:
- insurance $430
- hire acrows and lifter $850
- setup props $1024
- install beam $5100
- admin $256
- unproductive labour $256
- hardware $230
Total $9000 (or close)
Now for this I still need to
- get the building approval sorted (ACT govt)
- appoint certifier
- buy LVLs and brackets etc
- pay certifier to come and check at end
- finalise BA paperwork and costs
I'm guessing a certifier would be $800, hardware $900, BA maybe $500.
So far, I'm feeling the quote is the equivalent of "I don't want the work, but just in case I get it I'm going to scr@w the owner for as much as possible".
Before I shoot it down though, I'd love some thoughts from others here as to how much a wall removal could/should be.
